What moves the number

Four things that shape your budget

Materials and finishes

Stock versus custom cabinets, quartz versus natural stone, the tile you fall for. We price options side by side during design so you can choose with the numbers in front of you.

Layout changes

Keeping plumbing and walls where they are costs less than moving them. Relocating a sink, opening a wall or adding a window adds trades and inspections.

Age of the house

Many Minneapolis homes are 80 to 100 years old. Knob-and-tube wiring, cast-iron drains or out-of-level floors get found in the consult and priced into the bid, not discovered mid-build.

Basement conditions

Egress windows, moisture control and ceiling height drive basement budgets more than finishes do. Sam checks all three on the first visit.

Financing

Ways homeowners pay for it

Most of our clients finance at least part of their project. We don't lend money ourselves, but we send your fixed bid and payment schedule straight to your lender so approval moves in step with design.

Home equity loan

A fixed rate and fixed monthly payment over 5 to 20 years, borrowed against the equity in your house. The most common choice for kitchens and basements.

HELOC

A line of credit you draw from as milestones are paid. You pay interest only on what you have used. Rates are usually variable.

Renovation loan

An unsecured personal loan with no lien on your house. Higher rates, faster approval, and a good fit for smaller bath projects.
